What Is the S.C.O.P.E. Method?

It’s a five-part approach that ensures your marketing actually reaches people, adds value, and builds trust — without being boring, repetitive, or all about you.

Here’s what it stands for:


🟠 S – Self-Promotion

Yes, you still need to promote yourself.
But self-promotion isn’t about flooding your farm with your face and your stats.

Today’s consumers care more about:

  • How you show up

  • What you know

  • How you help

  • Why you care

Self-promotion works best when it’s part of a broader plan — not the only piece of it.

🟠 C – Community

Want to build a loyal audience in your farm? Start by putting the community at the center of everything you do.

The most successful agents I’ve coached and interviewed didn’t just “farm” an area — they served it.

That means:

  • Supporting local businesses

  • Attending (or hosting!) events

  • Partnering with local causes

  • Highlighting others before yourself

The community should feel like you’re one of them — not just someone marketing to them.


🟠 O – Online

If your farm doesn’t see you online, you barely exist.

Old-school farming taught us to send a postcard and wait.
Modern farming means you show up on their feed, in their inbox, in their search bar — and you offer real value while you’re there.

Build a digital presence that backs up your local presence:

  • Social media

  • YouTube videos

  • Google Business Profile

  • Email newsletters

  • Blog content (just like this!)

Your offline marketing opens the door. Your online presence seals the trust.


🟠 P – Prospecting

Let’s talk real talk: You can’t build a business just by being “present.”

You need to be proactive. That’s where prospecting comes in.

Yes, it might mean:

  • Door knocking

  • Circle prospecting

  • Follow-up calls

  • Local networking

But don’t worry — prospecting doesn’t mean “pitching.”
When layered properly, it simply means creating conversations that lead to connections.

This one is the game-changer most agents skip.

You want to stand out in your farm?
Teach them something. Help them understand the market. Solve their problems before they ask.

Educational marketing helps you:

  • Position yourself as the expert

  • Deliver value without “selling”

  • Create loyal followers who trust your advice

Think:
✅ Market updates
✅ Buyer/seller tips
✅ Community insights
✅ FAQs and explainers
✅ Behind-the-scenes content

Education builds authority faster than any “Just Sold” postcard ever could.
