And when they don’t?
They blame the market. Or the timing. Or the farm. They say “farming doesn’t work,” and move on to the next shiny strategy.
But the problem isn’t farming. It’s that they never actually did it.
Farming isn’t a marketing tactic. It’s a strategy. And it’s one that only works when you fully commit to it, not dabble in it when things are slow.
So, let’s break down a few brutally honest reasons why farming is failing you (or your agents) and why it’s not about the farm at all.

1. You’re prioritizing visibility over trust.
Getting your face out there is easy. Postcards can do that. Social ads can do that. Visibility is cheap, but visibility alone doesn’t convert. People don’t choose an agent just because they’ve seen your face five times. They choose an agent they trust. Farming done right isn’t about being seen more, it’s about being remembered for the right reasons. You have to show up in meaningful ways, consistently. That’s where trust is built. 2. You’re treating your farm like a lead list, not a community.
If you view your farm as a pile of addresses to market to, you’ve already lost. And they’re intentional about how they show up, because they’re building something bigger than just their next sale.
5. You’re doing tactics… without a real strategy.
This is probably the biggest one. So many agents treat farming like a checklist: “Mail something. Post something. Knock a few doors.” But if you don’t have a clear plan, those tactics don’t add up to anything. You need a layered approach that builds awareness, creates value, and deepens relationships over time. That’s not something you stumble into. That’s something you build.
The truth is: farming works.
But only when you actually farm.
